Legislative Updates

This week, my colleagues and I voted to ensure protection for homeowners from predatory lenders and highly exploitive “Shared Equity Agreements.”

Sadly, some lenders are taking advantage of homeowners struggling to pay their bills by exploiting them and purchasing the owners’ equity and future appreciation for a one-time lump sum payment. Once you enter into one of these agreements, the finance company owns the appreciation on your house.

For example, if your house is worth $100,000 and you enter into a Shared Equity Agreement in exchange for a one-time payment of $10,000, by the time your house is worth $150,000 you don’t owe the company $10,000, you owe it $60,000 – the money they gave you PLUS the appreciation in your home.

House Bill 2120, also known as The Protecting Homeowners Equity Act, would treat these agreements like regular mortgages or home equity loans, assuring that people who enter these agreements are afforded the same protections.

The bill also calls for anyone entering into an agreement to seek independent advice from a counselor approved by either the US Department of Housing & Urban Development or the Pa. Department of Banking and Securities.

This legislation now moves to the senate for further consideration. Click here for more information.

The Pennsylvania House of Representatives Legislative Fellowship Program is currently accepting applications for the Fall 2026 semester. Applications are due on July 1, 2026.

The Fellowship Program is based in Pennsylvania’s magnificent Capitol in Harrisburg. Qualified applicants will be:

A Local Business Spotlight

Recently, I had the opportunity to tour Dad's Hat Rye, a distillery located in the historic Grundy Commons Complex here in Bristol.

Operating for more than a decade, Dad’s Hat specializes in Pennsylvania Rye Whiskey — a spirit with deep roots in the Keystone State. Its owner, Herman, grew up above his family’s tavern in Monessen and developed a lifelong passion for the spirits industry from an early age.

Thank you to Herman and his staff for the warm welcome and informative tour. I enjoyed learning more about the history of Pennsylvania Rye, as well as the story behind the business itself. Small businesses like Dad’s Hat are an important part of our local economy and community, and I’ll always take the time to listen to the concerns of business owners and support their continued success.

Grant Dollars in Action! Supporting Our First Responders

Sen. Steve Santarsiero, Rep. Jim Prokopiak and I were proud to present the Levittown-Fairless Hills Rescue Squad with a $355,000 grant to purchase a new ambulance.

These dedicated first responders save lives every day, and I was glad to help secure funding that will support their work and improve emergency care in our community. I’ve always supported our first responders, and I’ll continue doing everything I can to support them moving forward.
